What Features and Benefits Does Sequentra® Offer?

Integration of Properties and Project Management

Sequentra® is used to track a transaction through its entire life cycle and then transfer all key information to a new lease record automatically. This saves time by seamlessly transferring like information from the Lease Management Module to the Transaction Management Module when a project is kicked off and back to the Lease Management Module upon project completion. This integrated approach to lease administration and transaction management eliminates the need for duplicative entry across multiple systems, thus reducing cycle times. Because the system is web-based, it allows project team members to collaborate in real time from anywhere, any time.

Property and Data Administration

Lease abstract information is captured in the Lease Management Module of Sequentra®. This module of Sequentra® can be utilized as a freestanding Lease Administration system or be linked with a third party lease administration application. In addition to linking with other lease administration systems, individual sections within the module (such as rent information) can be linked with other systems within the client's environment.  Sequentra® is fully configurable and highly scalable without the need of an outside programmer to make changes. Because the application can be configured by the client, all the sections within the Lease Management Module can be altered to capture the information required by the client.

Project Activity Information and Milestone Management

Efficient management of real estate related projects is essential in reducing costs that can otherwise impact a company's bottom line negatively. The name Sequentra® was derived from two words; Sequential and Tracking. Sequentra® organizes information and tasks in a sequential order and makes the process easy to track by all parties involved with the project. Project Milestones are predefined for each project type and aid the project team through the project process. These project milestones clearly define project team member's roles within the project. Project managers responsible for the project benefit because they are more easily able to track the timeline and progress of a given project with the use of easily interpretable visual charts and graphs that display project progress. Email notifications automatically generated by the Sequentra® system to project team members inform them when they have an active task. This automated communication ensures that projects are completed on schedule and that the project team works more efficiently thus reducing project cycle times.

Web-based Application

Because Sequentra® is web-based and does not run locally on a user's machine, it does not require any software to be loaded. As a result, the need for internal information technology support is virtually eliminated. All management of the application can be completed in one place making updates to the application instantaneous. The only requirement to use the software is an Internet connection and web browser. Managing software licenses has never been so simple.

Centralization of all project related files and document templates

While the real estate project process is often decentralized, Sequentra® centralizes the data into one repository, allowing decentralized project team members to gain access to the latest information pertaining to current projects. Flexible Secure Access

User access security is very granular in Sequentra®, so that the access given to the users can be controlled to the individual screen level. Multiple levels of access rights can be granted to end-users from administrative rights, which allows a user to have access to the entire application, down to individual tabs within a project or property.

Process Automation

Communication is enhanced through embedded proactive email notifications. The Sequentra® System generates email notifications to project team members advising them when their specific project task (milestone) is past due or is due for completion. Rules can also be applied to email notifications to ensure that users receive ample notification regarding the projects with which they have direct or managerial responsibility.

Sequentra® is fully customizable to fit an organization's unique data and process requirements. This customization can be completed through tools within Sequentra®, easing the administrative burden and cost.

Self Defined Reporting

Sequentra® has integrated the ability to generate self-definable customized reports with a friendly user interface that allows each user to specify what report they would like to generate. Conditional statements can be applied to further define the report requirements, with filters to set parameters, alternative file and presentation formats assuring full user flexibility.
